Strategic Sanitation Services offers a unique community maintenance service that can cost nothing and will save money in waste control and trash removal. We clean and maintain the trash areas in a community, remove discarded furniture and appliances, e-waste and hazardous waste.

Strategic provides communities with cost-effective, community-enhancing, risk-reducing and eco-friendly waste control solutions. Most of our services cost a community nothing overall. None of our services require upfront costs. Strategic typically saves a community 10% to 30% on trash removal costs net of our fees, all the while reducing the workload on community maintenance personnel and making a property shine.

Which communities can benefit from Strategic’s service?
Most communities with 100 units of more which use large common area trash bins or dumpsters can save money net of Strategic’s service fees and can get Strategic’s assistance with on-site waste control. Many of these communities may not have a “trash” problem, but have an unknown expenditure problem. These communities are interested in saving money on waste removal and getting extra help with trash area maintenance at no cost.
How do I know our community will save money?
Strategic begins by completing a free community waste control analysis and proposal to identify how much can be saved in trash hauler fees. Part of the trash savings pays for Strategic's monthly service fee; the other part goes straight to a community’s NOI. Once Strategic’s proposal is accepted, changes to the community’s trash hauler service are made before Strategic service begins at the community; therefore, the savings begin on Strategic’s first day on the job.
Who takes care of all the trash hauler service and bin changes required to save the money?
Strategic will take care of all the necessary changes to the community. With the community’s permission, Strategic contacts the trash hauler to make pickup changes and informs the community manager.
Can Strategic's service be customized to a particular community's needs?
The service is always customized. While the issues faced by communities may be common, the waste control solution will be tailored for each community’s specific needs. For instance, your community may need more Strategic service days, may want to implement a recycle program or might benefit from quarterly pressure washing of trash areas. Each proposal defines the specific trash hauler changes and Strategic services we recommend for your community. Additional Strategic services may be added to the monthly service for a fee.
How often are services performed?
The daily, weekly, monthly or quarterly frequency of the services Strategic provides is determined by the needs and requests of each community. The service frequency is defined in the waste control analysis and proposal. For instance, on-site waste control may be performed 3, 4 or 5 times a week, while bulky item pickup can be weekly or every other week. Please refer to your waste control analysis and proposal for specifics.
Are there any additional fees for services?
All services defined in Strategic’s proposal are included for the monthly fee specified. Strategic offers many services, if they are not included in your proposal, the community can request them as needed. For instance, your community may only want pressure washing once in a while, such as in the summer. Additional requested services are quoted for approval prior to work being performed.
How is Strategic different from a trash hauler?
Strategic provides on-site waste control and does not replace the trash hauler. We work on your community in conjunction with the trash hauler to better manage community waste. Strategic also monitors trash hauler service so the community does not pay for more waste removal than required to meet the community’s actual trash volume.
What are the “soft” cost savings?
If a community has maintenance personnel that often has to deal with trash cleanup, Strategic frees the community’s personnel from many of those duties so they can focus on other resident needs. Also, because Strategic takes care of bulky items and hazardous waste removal, community personnel and residents are less likely to get injured handling these items, which can incur additional costs. Finally, if Strategic calls the trash hauler on a community’s behalf for missed pickups or trash bin repair, property management time is saved. 
How is Strategic different from a waste auditor?
Strategic's services are quite different from those of a waste auditor. Strategic provides daily and weekly on-site labor-intensive services to manage a community’s waste. Waste auditors charge communities half of the savings resulting from their initial analysis (and initial trash hauler adjustments) for the entire length of their contract. These waste auditor contracts can last years. Waste auditors leave all the work of resident waste control entirely in the hands of the community. Strategic provides people on site to actually do the cleanup and maintenance work to help your community maintenance personnel. This work performed by Strategic is included in our fee. Strategic’s crew become part of your maintenance team. On-site waste control work is the best way for communities to minimize trash hauler service and save money.
How does Strategic calculate its fees?
Strategic's service fees are calculated based on the amount of labor required to control waste on-site at your community. Strategic takes into account number of residents, demographics, units, trash enclosures, trash and recycle bins, bulky items and service levels. Strategic fees may be comparable to those of a waste auditor, but Strategic is on-site regularly to help your community with the trash. Strategic fees and trash hauler service recommendations are normally calculated to maximize the savings.
What are the most common trash issues faced by a community?
All communities have trash problems at one point or another. The most common issues are:
(1) A community is being over-serviced by their local trash hauler, paying for more bins or trash pickups than needed. Often the community is unaware this is happening or does not have the expertise to calculate the correct amount of trash hauler service required.
(2) A community may not be considering the soft costs of having maintenance personnel spend endless hours cleaning up trash and bulky items.
(3) A community may not consider all the real costs of waste control when evaluating solutions. The trash disposal costs include: trash hauler service, bulky item removal, hazardous waste removal, waste auditor costs and the cost of subsidizing disposal when vendors are allowed to use community trash bins to throw away their debris during a job.
What guarantee do I have that Strategic’s service will work?
Strategic bases service recommendations and trash hauler changes on a community's individual profile and on years of experience. Since Strategic is highly confident the recommendations will work, Strategic does not require your community to commit to a long term contract. A Strategic service cancellation can be made with 30 days notice and trash hauler service can be returned to your starting point at any time.
Do Strategic’s servicemen rummage through the trash?
Rummaging through trash is unsanitary. Strategic’s service does not require that our servicemen dig or sift through trash bins and our servicemen are instructed not to do so. Strategic’s servicemen may need to take out bulky items when they occupy too much space, relocate trash (using bags and wearing gloves) to other bins when a bin is too full and move recyclables to recycle bins when applicable.
Does Strategic’s service produce a lot of noise?
Our regular waste control service usually goes unnoticed. We do not use power tools or listen to radio when working. A sweeping broom is very quiet! Only two of our services produce some noise. These are bulky item pickups, due to the truck required, and pressure washing. However, their noise level is significantly lower than what is experienced when the trash truck comes by to pickup bins.
Can Strategic help a community with a recycle program?
Yes, Strategic helps and encourages many communities to establish recycle programs. We will also help each community evaluate their options, which depend on the city and the local trash hauler. Nearly one third of Strategic’s customers have implemented new recycle programs with our help.
Does Strategic remove recyclables from communities?
Strategic does not remove recyclables from any community. The recycle programs we help implement are those supported by the local trash hauler and authorized by the city. Strategic is not a trash hauler and does not remove regular residential or recycle waste. Strategic only removes bulky items, e-waste and hazardous waste.
